There are hundreds of Australian lending calculators online and they are not all the same kind of thing. Sorting them into two groups tells you how much weight a result can carry.
Group one: arithmetic
A repayment calculator is a formula. Principal, rate, term, compounding frequency. It was correct in 1995 and it will be correct in 2035, wherever you run it.
Anything in this group is safe to use from any source: repayment amounts, total interest over a term, the effect of an extra payment, offset account savings, break-even month counts. Run them anywhere. Compare two scenarios freely, because both sides use the same assumptions.
Group two: encoded rules
Everything else encodes rules that change:
- Stamp duty — state and territory schedules, concession thresholds and eligibility, typically revised at the start of a financial year.
- Borrowing capacity — an assessment buffer reflecting a supervisory expectation, plus living-expense benchmarks each lender revises on its own cycle.
- First-home scheme calculators — price caps, income caps and place allocations set by government.
- Income tax, Medicare levy and HECS-HELP — legislated rates and thresholds, adjusted annually.
These stay correct only as long as someone maintains them. When a threshold moves and a tool has not been updated, it does not fail visibly; it returns a confident number that happens to be wrong.
How to tell the difference in ten seconds
Look for a “last updated” date and a named publisher. Group-two tools that carry both are being maintained by someone accountable. Group-two tools that carry neither are worth treating as illustrations rather than answers.
Where to run each
For group two, use a calculator someone maintains against current rules: the free ones ASIC publishes on Moneysmart, your own lender’s, and the relevant state revenue office’s duty calculator. Run the lender’s as well as the regulator’s — the lender’s version uses the lender’s assumptions, which is what your application will actually be assessed on.
